April 2012:
We like to keep everyone up to date on what is new in Charlotte County as well as in Real Estate in general:
We are sure all of you have heard that the down spiral in the real estate market is supposed to come to an end!
From what we have seen since December 2011 the buyers (some) have returned to Charlotte County and feel comfortable to settle down here. Keep in mind we still have the majority of residents here that are over 60 years old, that alone will make us pretty stable on income for the local stores and or property taxes.
Myself, I am still excited over the fact that we are growing pretty slow. No, not too slow that nothing ever happens, but I am glad to see that we do not desire the 30+ story hotel on the beach complex and the 24/7 loud lifestyle. Our ocean is still healthy, even with the occasional red tide that we seem not to be able to stop. The air is clean and fresh, (yes I know pretty heavy on humidity in the summer month), but I am so reminded every day when the tourists leaving back up north to cold and ice how nice it is down here!
Karin Gehring has been in SW Florida over 17 years, and no I have no regrets whatsoever!
Gladly I post my enthusiasm on FB or write different blogs to promote “My Home Town”.
Its quite obvious when I see more and more people in need of a simple and quite lifestyle. When human beings are on the brink of a nervous breakdown ready to leave it all behind for a great day on the beach and snooze to the calming winds and the sound of the crushing waves.
Food prices have gone up a lot unfortunately, gas prices came close to $4.00 per Gallon, but still you can not put a price tag on friendly smiling people, waking up with sunshine and admiring the tall palms outside your window. You will find in mild temperatures and with around 340+ days of sunshine you will be a happier, calmer person!
So yes we sold a few homes over the last 6 month and some vacant lots as well. Actually a client full filled his dream by finding a 3-2-2 pool home for $99,000. An other one purchased a home on a deep water canal for $170,000.
We spent countless hours with potential buyers that seem not to “find the exact right home” we just hope and pray they will not be disappointed by 2013 when (so we were told) when the inventory is down and the prices start to climb.
The presidential race will also make a huge difference in how this county will be run, regardless which candidate gets elected.
For me it is all reason to look towards a better tomorrow a bright future and to built more satisfying relationships with our clients.
I just have the BEST job in the world!
Thanks for your visit,
